This years annual meeting of the Homeowners Association will be held on April 8, 2025 at 7 p.m. at the Clubhouse.
On December 14, 2024, the Rockwell Estates Homeowners Association board convened for their end-of-year meeting to discuss the 2025 dues. The board unanimously voted to increase the dues from $319 to $350.
According to the governing documents of Rockwell Estates Homeowners Association, the board of directors may raise dues by up to 10% each year with a simple majority vote.

We have a new rule violation reporting system. Residents are encouraged to report violations to the governing documents. The report will be validated and should the violation be found true, a letter will be sent to the resident. Letters provide a short period of time for remediation before fines begin. Fines start at $75.00 depending upon the violation.
The Board is aware of the recent Missouri law passed by the legislature and signed by Governor Parsons concerning chickens and HOA restrictions. Under this new law, a lot must be at least 0.2 acres to be eligible. In Rockwell Estates, only about 15 homes meet this size requirement. If you're uncertain whether your lot qualifies, please contact Caleb for assistance.
The Board is committed to enforcing this law. Residents found in violation will be subject to fines.
The pool will close for the season on September 21, 2024 at midnight.
We will host a doggie-swim on September 22, 2024 at 11 a.m. until 1 p.m. This will be unmonitored.
The 2024 annual block party will be held on Saturday, September 28, 2024. All residents are welcome to join!
We will also be doing a ribbon cutting at the new park along with food, games, and other activities.
All residents will be receiving via mail an updated 2024 pool agreement. You may mail it back or upload it by visiting the Community Pool page on this website.

The pool season will end on September 24, 2023 at midnight.
The 2023 pool season launches Saturday, May 27, 2023 at 10 a.m.
The pool director and other board members will be at the pool to ensure that accesses are provided to all residents who are current in dues and have no outstanding financial obligations.

Beginning Friday, May 26 until Tuesday, May 30, we will have a 30-yard dumpster for residents to use free of charge. This dumpster was donated to the HOA.
It will be placed in the dead-end area at the dead-end of E 6th Terr N.
Hazardous materials such as fuels, oils or batteries are prohibited.

Due to the need to drain the pool this year, we will not be having a doggie swim.
The board has established an ad-hoc activities director that will coordinate annual community events. Danielle Peterson of North Cloverdale, will fill this role. She will be responsible for coordinating events for the following:
Back to School Block Party (September 25th from 3 p.m. - 8 p.m. at the Clubhouse)
Halloween (October 31st)
Holiday Lights Contest (December 2022)
Easter Egg Hunt (April 2023)
May Garage Sale (May 2023)
4th of July Bash (July 2023)
This will be the first year we've had an activities director, so the position will exist on a year-by-year basis.
To replace outgoing board member Brian Williamson, former board member Jodi Sheier was voted on by the current board to complete the term vacated by Brian.
The board and HOA greatly appreciates the hard work and dedication Brian showed during his tenure as president.
Jodi's term will end April 2025.
Rockwell Estates has retained Homes Associations of Kansas City to provide management services to the association. You will be receiving a letter in the mail with further details in addition to details being posted here upon the transition.
It is expected that HAKC will be completely transitioned to our official management company on June 1, 2022.

The pool will officially open at 10 a.m. on Saturday, May 28, 2022 at 10 a.m.
If you have an active pool agreement from the 2021 pool season, it will still be valid for the 2022 pool season. Your pool card will be automatically active if you are current on all financial obligations. If you are new to the neighborhood, you must complete a new pool agreement before your card is activated. If you need a new pool card, a replacement fee will be assessed for a new one. Please reach out to the Pool Director if you need a new card.

We will be voting on new board members; typically in-person voting allows for anonymous votes, but if you opt to join online, know your vote cannot be anonymous.
All residents will be sent a letter regarding the annual meeting notice and 2022 dues via the USPS by the end of January.
Letters have been sent to residents by our attorney who are delinquent on financial obligations. If you feel you have received this letter in error or have questions regarding the letter, please email Caleb Holder, Board Treasurer. If you received two letters, you will be assessed two fees by the attorney.

The community pool is closing on September 19, 2021 for the season.
Doggy Swim time will be on September 19, 2021 from 10 a.m. to 5 p.m. A waiver must be completed by the homeowner/dog owner.
The community pool will open on Saturday, June 19 at 10 a.m.
A board member will be stationed at the pool from 10 a.m. to 12 p.m. to activate pool cards for those residents who are current on all financial obligations the day of opening.
The pool assessment is due on 5/31/2021. Any residence not paid will be assessed a late fee. You can pay online at your earliest convenience or send a check in the mail.

Due to the extended rain we've been receiving, the pool will not be opening Memorial Day weekend. To compensate, we will keep the pool open past Labor Day.
We will announce when the pool will open in the coming days/week.

Residents recently received official communication from the Board regarding the Special Meeting and a Proxy form.
Simply put, if you complete the Proxy form by writing in your address on the first line, leave the second line blank, and sign / date at the bottom, and return the form in the mail with the provided stamped envelop - it is a vote for YES.
The Board would appreciate your vote for YES so we can resurface the pool to ensure it is safe for our residents to enjoy.

Remember, residents who are in arrears with annual dues or special assessments will not be permitted to enjoy association amenities including the pool and clubhouse pursuant to the CC&R.
Each resident will receive in the mail a notice of Special Meeting being called to order. Click here to view the notice you will receive.
Additionally, all residents will receive a Proxy form if they wish to provide their voting rights to someone else. For convenience, all residents received a labeled and stamped envelop to return their proxy form. A blank left on the proxy line will assign your voting rights to the meeting secretary.
The purpose of the Special Meeting is discussion and prospective vote for approval/ratification of the $250 special assessment imposed by the Association Board of Directors to be utilized for repair of the swimming pool.

The board met to discuss filling the vacant treasurer position after the resignation of Jody S., and other business. A new treasurer was appointed to complete the term of Jody S. ending April 2021. Welcome Caleb H., our new interim treasurer!

A special assessment has been issued for capital improvement. The pool resurfacing project has received three bids from Elite Pool Services, Titan Aquatics, and Ground Zero. You can find the bids by clicking their respective link below. The board will vote on which company will perform the resurfacing project by the end of December. Invoices for the special assessment have been mailed.
The invoice for the special assessment is due by January 31, 2021.
